Dehradun Plot Guide • Updated September 2026

Where Can You Buy a Plot in Dehradun Under ₹20 Lakh in 2026?

A ₹20 lakh plot budget can still find listings in and around Dehradun—but the location, plot size and paperwork can vary dramatically. Here is what current listings suggest you can realistically find, and what to check before treating an advertised price as your final budget.

What this guide does: It uses current online asking-price listings as market examples. Asking prices are not the same as registered transaction prices, and listings can change or disappear. Use them as a reality check—not as a guaranteed market rate.

What can ₹20 lakh actually buy?

Recent listings show that sub-₹20 lakh plots are available in several parts of the wider Dehradun market. Examples include Selakui, Bhauwala, Dhaulas, DhoomNagar, Vikasnagar, Doiwala and other peripheral or developing locations.

For example, recent Housing.com listings include a 900 sq ft plot in Kalyanpur at ₹15 lakh, a 900 sq ft plot in Bhauwala at ₹18–20 lakh, a 900 sq ft plot in Selakui at ₹16.5 lakh, a 900 sq ft plot in Mednipur Badripur at ₹18.5 lakh, a 1,500 sq ft plot in Doiwala at about ₹18.26 lakh, and a 896 sq ft plot in Vikasnagar at ₹16.5 lakh. These were live listings on the site in late August/early September 2026.

Magicbricks is also currently showing sub-₹20 lakh listings in Selakui, Thano, Dhaulas, DhoomNagar, Herbertpur and Kheri Mansingh, among others. The examples vary considerably in size, road width, ownership type, development status and amenities. That variation is precisely why a low headline price should not be evaluated on price alone.

Where does ₹20 lakh look most realistic?

Selakui

Selakui is one of the clearer places to investigate on a ₹20 lakh budget. Current listings include plots around 900–990 sq ft in the ₹16.5–20 lakh range, as well as other options above that level. One current 990 sq ft listing at ₹16.5 lakh works out to roughly 110 gaj.

What to watch: exact colony, road access, title/ownership, approvals and whether the quoted price is for a genuinely residential plot.

Bhauwala and the Premnagar side

Current listings include 900 sq ft plots in Bhauwala around ₹18–20 lakh. This makes the wider Bhauwala/Premnagar side worth checking for buyers who want roughly 100 gaj within the headline budget.

Dhaulas

Current listings include 900–980 sq ft plots around ₹20 lakh. There are also larger plots advertised around or above this budget. Treat the ₹20 lakh figure as an asking-price starting point, not proof that a plot is fairly priced.

DhoomNagar / Mussoorie Bypass side

Current listings include a 100 sq yd plot advertised at ₹18 lakh and another 200 sq yd listing at ₹20 lakh. A very large area at a low headline price deserves especially careful verification of the property's legal and physical details before treating the listing as comparable with a conventional residential plot.

Vikasnagar and Doiwala

If your priority is getting more land for the money rather than being close to central Dehradun, current listings show materially larger plot sizes under or around ₹20 lakh in parts of Vikasnagar and Doiwala. These areas should be evaluated on your actual purpose—self-use, future construction or investment—rather than on size alone.

The biggest mistake: thinking ₹20 lakh means you need ₹20 lakh

For a plot purchase, the advertised land price is only one part of the budget. Government charges and transaction expenses can add to the amount you actually need to complete the purchase.

Uttarakhand's Department of Stamps and Registration maintains the official circle-rate documents for Dehradun. The latest Dehradun district circle-rate document listed by the department is dated 5 October 2025. The department also maintains an official page for stamp duty and registration-fee notifications.

Because the applicable government valuation and transaction charges depend on the property, location, buyer category and the rules in force at registration, buyers should verify the current calculation with the department/Sub-Registrar before signing or budgeting the final amount.

For a ₹20 lakh budget, ask this question instead

Don't ask only:

“Can I buy a plot for ₹20 lakh?”

Ask:

“Can I buy this plot and complete the purchase within my total budget?”

That distinction matters. A plot advertised at ₹19.5 lakh may not be a ₹19.5 lakh cash requirement once government charges and other transaction expenses are considered.

Before paying a token amount, check these 7 things

  1. Exact location: Visit the site and verify the advertised location yourself.
  2. Approach road: Check the actual road width and whether legal access exists.
  3. Title and ownership: Have the seller's ownership documents independently checked.
  4. Land use: Confirm that the proposed use of the plot is legally permitted.
  5. Encumbrances: Check for mortgages, claims, disputes or other restrictions.
  6. Approvals and layout: Where applicable, verify the relevant development authority/layout approvals.
  7. Total acquisition cost: Calculate government charges and other buyer-side expenses before deciding that a deal fits your budget.

So, where should you look?

Based on current listings—not registered sale data—a ₹20 lakh budget appears more realistic in Selakui, Bhauwala, Dhaulas, DhoomNagar and parts of Vikasnagar/Doiwala and other peripheral or developing pockets than in the most expensive central Dehradun locations.

But there is no single “best” area at ₹20 lakh. The right choice depends on whether you care most about commuting, building a home soon, getting a larger plot, being in a developed neighbourhood, or buying for longer-term investment.

One useful rule for budget buyers

Never compare plots using price per gaj alone.

A cheaper plot with poor road access, unclear title, weaker surrounding development or unsuitable land-use status can be a much worse purchase than a slightly more expensive plot with clean documentation and usable access.

Important: Property listings are dynamic and asking prices can be inaccurate, outdated or negotiable.
